Because no two buyers or their homes are alike, I offer several different types of inspections; Basic Inspection This is a complete inspection that exceeds ASHI standards. Prices start at $295 Condo This is a complete inspection that exceeds ASHI standards tailored specifically to the needs of condominium buyers. Prices start at $275 Standard Inspection This is a complete inspection that exceeds ASHI standards. The narrative inspection report is detailed, includes digital pictures, diagrams and references as needed. There are no time limits with the standard inspection; I’m there until you are satisfied; I’ll offer repair and maintenance suggestions to address any conditions found. A wood destroying insect inspection and radon air analysis is included. Prices start at $450.00 Premium Inspection The premium inspection has no boundaries. I will coordinate a team of licensed professionals and specialists to evaluate the systems and components of your home. The scope of the inspection is determined only by your needs. Listing Inspection The list or pre-sale inspection is for homeowners looking to streamline the selling process by having an inspection to identify conditions and defects that are likely to arise during the buyer’s inspection. A wood destroying insect inspection is included in the LIST inspection. Prices start at $295 Commercial Inspection The commercial property condition assessment is tailored to the needs of commercial property buyers. The typical property condition assessment follows the baseline ASTM 2018 standards; you can specify deviations to satisfy your unique needs or property conditions. Prices for commercial property assessments start at $495.0 Wood Destroying Insects A wood destroying insect inspection covers termites, carpenter ants and wood boring beetles. Many mortgage lenders require this inspection Wood destroying insect inspections are included in the standard inspection & are $25 with a BASIC inspection. Radon Gas (Air & Water) High levels of radon gas are found in the air of some New Hampshire homes and radon has been linked to increased risk of lung cancer. Testing is the only way to know if there is a radon risk in your home. All testing is done by a state certified laboratory. Radon air testing is included with the standard inspection, and is $85 with the BASIC inspection. Radon water testing is $50 and included with some water testing packages. More information on Radon. Water Testing The State of NH and the EPA recommend that buyers of homes with private wells have the water tested. I’ll take samples at the time of inspection and deliver them directly to a state certified lab. There are a number of different tests available; costs for packaged tests range from $85-$175 in most cases. More information on Well Water. Septic System Inspections I can provide a complete septic inspection by an independent septic inspection company. I recommend that all private septic systems be inspected prior to purchasing a home.
